Looking to get the best appraised value on your home? The appraiser will look at comparable homes in your neighborhood which have sold, typically within the last six months. But if you have factual information on improvements to your property, present this information to the appraiser because it will affect the valuation of your own property. In addition, start sprucing up the appearance of your home… long before your first prospect walks in the door. Just as buyers are influenced by cosmetic features, appraisers may be too. DISCLOSURE – IT’S NOT JUST A GOOD IDEA!

You have just listed your home in the Tri-Cities for sale, and you have withheld a few little “problems” from your agent. Sure, the basement gets a little damp, buy only when it rains, the outlet in the back bedroom won’t spark unless you plug something in, and there is that awful stain in the middle of the oak floors in the living room which you have covered with a rug. 

If you think you can sell your home more quickly and for top dollar by concealing its little (or not so little) imperfections, forget it! This is the type of seemingly small thing that can escalate into a major issue that can threaten a sale and perhaps, escalate into litigation. There is only one rule when it comes to hiding things from your agent or your buyers – don’t do it! State legislatures and courts all over the country are creating a body of laws that say basically the same thing. If something is not working or needs repair in your home, make sure that you either fix it or that your agent discloses it to prospective purchasers. If something major comes up and you claim ignorance, the courts may not be particularly understanding, especially if you lived in the house for years. Trust us, transparency sells.
